Where it applies, you keep digital records, send quarterly updates, then confirm the year with a final declaration. No. We don't handle tenants, rent collection, deposits or letting compliance. Bookfolio is bookkeeping and tax for the income your properties earn — keeping rent and allowable expenses tidy and getting your figures to HMRC.
Can I keep several properties separate?
Yes. Import each account's CSV and keep every property's rent and costs apart, line by line, then see the figures rolled up for your return.
Does Bookfolio file my property figures with HMRC?
Yes for MTD Income Tax quarterly updates and the final declaration. Bookfolio is HMRC-recognised software for Making Tax Digital, so once your records are reconciled you can review each filing and send it straight to HMRC from Bookfolio.
How does the mortgage-interest restriction work?
That's a tax question, and we don't give tax advice. What Bookfolio does is record your finance costs separately and label them so they sit in the right place on your return. How the relief applies to you is for you or your accountant to confirm with HMRC's guidance.
Does MTD for Income Tax apply to me?
Whether — and when — it applies depends on HMRC's rules and your circumstances. It's being introduced in phases from 2026 onward for qualifying landlords and sole traders. HMRC has a free checker that settles it. If it applies, Bookfolio keeps your records ready and lets you file quarterly updates straight to HMRC.
